Red Book Valuation Oakfield School
Challenge
Swindon Borough Council owned the former Oakfield school site which was identified for residential redevelopment of circa 240 dwellings. Nationwide (a major employer) was seeking to buy the site. The council and Nationwide required a Red Book Valuation of the site to inform negotiation of the purchase price. The clients also sought a special assumption value to represent the proposed enhanced design and material costs.

Stuart Cook, Director at Urbà undertook the valuation, he ran a residual valuation and cross-referenced the resulting residual land value with market comparable transactions.
Result
Stuart reported the values to the clients to enable them to progress with the transaction.

Red Book Valuation, Gateway site, Gainsborough
Challenge
The council was selected for funding by Homes & Communities Agency (now Homes England) as part of the Housing Zone Programme. As part of the programme the council worked on developing a masterplan for a gateway site in Gainsborough. The council wished to understand the Market Value of the cleared former employment site and Market Value with the special assumption that the site had planning permission for the masterplan option. The masterplan option was subject to a Local Development Order (LDO) for up to 450 dwellings and complementary uses.

Stuart Cook, Director at Urbà undertook the valuation. He ran a residual valuation of the masterplan option and analysed comparable evidence to inform the Market Value of the site.
Result
Stuart reported the Market Values to the client to inform the future strategy of the site.
